Managing Partner - MD PROPERTIES

Alexandru Ionescu is Managing Partner of MD Properties in Doha. A Chartered Surveyor (MRICS) and member of ANEVAR, the Romanian association of valuers, he brings more than 15 years of international real estate experience across Qatar, Oman, the UAE and Romania. Working across the GCC and Europe gives him a comparative view of how Doha stacks up for regional and international capital.

Working day to day in the Doha market, Alexandru and his team see transactions, leases and pricing shifts long before they surface in published data. His work spans valuation, feasibility studies, investment and development analysis, and advisory across most asset types, from residential villas and compounds to multi-let office buildings, shopping malls, hotels, gas stations, industrial and other specialised properties, for private owners, corporates, developers and investors.

His assignments range from single family homes to multi-building income portfolios let under master leases, where he combines RICS Red Book valuation with discounted cash flow modelling and lease-level due diligence. He tracks the Qatar market across the residential, office, retail and industrial sectors, and has led the development of MD Properties’ AML/CFT compliance framework in line with Qatar’s regulatory requirements and RICS standards.

Alexandru is also an early adopter of AI and data tools in valuation and market research, using them to move faster on analysis while keeping professional judgement at the centre of every opinion of value.

That combination of street-level deal flow and Red Book discipline gives him a practical, neighbourhood-by-neighbourhood read on where demand in Doha is really moving, where rents are holding firm, and where long-term investors can buy for stability.
